English-speaking real estate agent in Las Palmas — because a badge does not say whom the agent works for

Your Pro is in Pros4Expats

Helen and Paul, a couple in their fifties who work remotely, were ready to move to Las Palmas. Before visiting a single property, Helen asked the first agent a simple question: “Are you registered?” The agent smiled. “It is optional here, but yes. This is my number, and this is my insurance certificate.”
Helen did not yet know what the registration meant. But the quick, open answer told her more than the badge on the door. Over the next days she asked the same question in two more agencies. One agent was not registered and said so without hesitation. Helen kept all three on her list: what she was learning to judge was not who had a badge, but who answered plainly.

Las Palmas: a city, not only a resort

Las Palmas de Gran Canaria is one of the two capitals of the Canary Islands, together with Santa Cruz de Tenerife. It is a real city, with its port, its districts and its year-round life. Buyers from abroad find agencies of every size, and our directory lists several real estate agents who speak English. That is good news: buying in your own language is reassuring and avoids many misunderstandings. But speaking your language is not the same as working for you.

What your agent is not

A real estate agent is an intermediary paid to close a sale. An agent is not your lawyer: it is not their job to check the legal situation of the property for you, or to defend your interests against the seller’s. In Spain the profession is open: nationally, no diploma is required to practice it, and some regions have added their own rules. The legal framework is explained in our technical sheet on real estate agents in Spain.

In the Canary Islands the registry is optional: what it changes

Unlike the Valencian Community, where registration is compulsory, the Canary Islands created a registry of real estate agents in 2022, the RAIC (decree 11/2022), and registration is voluntary. An agent who is not registered is therefore not breaking any rule, and the absence from the registry is not, on its own, a warning sign.

A registered agent has declared that they meet at least one of the required skill conditions (for example four years of paid experience, a relevant degree or 200 hours of training) and that they hold a financial guarantee of at least €30,000 per office, or a professional liability insurance of an equivalent amount. They are then entitled to display the badge “Agente inmobiliario inscrito en el RAIC”. That is a plus. It is not a guarantee of results, and the badge says nothing about whom the agent is working for.

Situation as of 12 October 2026, based on the text of the decree published in the Canary Islands official gazette; please confirm with the regional authorities or a lawyer.

What the agent does not check for you

Before signing anything, you need to know who really owns the property and what weighs on it: mortgage, seizure, debts. In Spain this information is found in the “nota simple”, an extract from the property registry. Your agent can show it to you; analyzing it for you is a lawyer’s job. You can look for one in our directory: English-speaking lawyers in Spain.

How to find an English-speaking real estate agent in Las Palmas

Our directory lets you search by city and by language. Before committing, ask three simple questions:

  • Are you registered in the Canary Islands registry (RAIC)? If so, ask for the number. If not, it is not a flaw in itself: ask whether they hold professional liability insurance.
  • Whom do you work for: the seller, the buyer, or both?
  • Who pays your commission, and when? In Spain it is most often the seller who pays the agency, but it is not a rule: ask for it in writing.

Beyond Las Palmas

The decree covers the whole autonomous community of the Canary Islands. The same logic therefore applies in Tenerife, Lanzarote or Fuerteventura: an optional registry, a badge that is a plus, and three questions to ask.
