English-Speaking Real Estate Agent in Torrevieja

English-speaking real estate agent in Torrevieja — because “we handle everything” is not a legal service
Frank and Linda had spent a long, cold winter dreaming of the Mediterranean. In Torrevieja, an agent who spoke flawless English found them a bright apartment near the seafront in two days. “We take care of everything,” he said. “No need for a lawyer. It will save you money.” They signed the reservation agreement, paid the deposit and flew home happy.
Three weeks before completion, a friend asked a simple question: “Did anyone check the property register?” Nobody had. The extract showed a charge from a previous owner, still registered against the apartment. Their agent was surprised. Their lawyer, hired in a hurry, was not.
Torrevieja: plenty of agents, plenty of languagess
In Torrevieja, many buyers come from abroad, and the agencies know it. Our directory alone lists about thirty agents there who speak English, a dozen of them French as well. That is good news: buying in your own language reassures you and avoids many misunderstandings. But speaking your language is not the same as working for you.

What “we handle everything” does not cover
A real estate agent is an intermediary paid to close a sale. An agent is not your lawyer: checking the legal situation of the property for you, or defending your interests against the seller’s, is not part of the job. In Spain the profession is open: at national level no diploma is required to practice it, and some regions have added their own rules. The legal framework is detailed in our fact sheet on the real estate agent in Spain.
Torrevieja is in the Valencian Community: ask about the registry
Since 16 October 2022, the Valencian Community, which includes the province of Alicante and therefore Torrevieja, has run a registry of real estate intermediation agents. Registration is compulsory for anyone who works in the region on a regular, paid basis (decree 98/2022). Registered agents receive an official badge they can display.
Part of the registration conditions was struck down by the regional court in December 2024, after an appeal by the competition authority. That ruling does not challenge the duty to register, but it was not final when we read it. So simply ask: “Are you registered with the Valencian registry?” A serious agent answers without hesitation.
Situation as of 11 October 2026, based on the legal texts and commentaries we consulted; please confirm with the Valencian government or a lawyer.
The nota simple: the page nobody wants to read
Before you sign anything, you need to know who really owns the property and what weighs on it: mortgage, seizure, debts. In Spain this information appears in the “nota simple”, an extract from the property register. Your agent can show it to you; analyzing it for you is a lawyer’s job. In Torrevieja you can find English-speaking ones here: English-speaking lawyer in Torrevieja.
The visit sheet: read before you sign
Many agencies ask you to sign a “hoja de visita” at the end of a viewing. It can contain a clause that commits you to pay the agency a commission even if you later buy directly from the owner. Spanish courts do not agree with each other on whether such clauses are valid: depending on the city, they have been upheld or struck down. It is not a formality. Our fact sheet explains the point in detail.
How to find an English-speaking real estate agent in Torrevieja
Our directory lets you search by city and by language. Before committing, ask three simple questions:
- Are you registered with the Valencian registry? (ask for the number or the badge)
- Who do you work for: the seller, the buyer, or both?
- Who pays your commission, and when? In Spain it is most often the seller who pays the agency, but it is not a rule: ask for it in writing.

Beyond Torrevieja
If your plans go beyond Torrevieja, the same logic applies along the whole Costa Blanca: Orihuela Costa, Alicante, Dénia, Jávea. The registry question comes up the same way, since the whole region falls under the Valencian Community.
